I'm going to be honest.... Buying and selling a home at the same time can be a daunting task for everyone involved!
However, with some careful planning and execution, you can make the process smoother and achieve a successful outcome.
Here are some tips to help you buy and sell at the same time that I go over with my clients.
✅Get your finances in order: Before you start looking for a new home or putting your current home on the market, it's important to get your finances in order. This means assessing your current financial situation, getting pre-approved for a mortgage (if necessary), and setting a realistic budget for your new home.
✨We start out by running numbers in a detailed custom market analysis on your home in the current market. We get a ballpark take home for you on that price and during that time we are connecting you with our preferred agent for approval of finances. We want to make sure numbers workout for the goal you are trying to accomplish! Approval wise, monthly payment, etc.
✅Timing is key: One of the biggest challenges of buying and selling at the same time is timing. You want to make sure that you don't end up homeless or owning two homes at once.
✨To avoid this, we try to line up the sale of your current home with the purchase of your new one. This may require some flexibility in your moving schedule or negotiating with buyers and sellers. However we have a great record of making it a smooth process with our marketing plan on your current home and negotiations with the agent on your new one!
✅Consider a contingency offer: If you're buying a new home before selling your current one, consider making a contingency offer. This means that your offer to buy the new home is contingent upon the sale of your current home. This can help alleviate some of the financial risk of owning two homes at once.
